Who we are
MrSQM ("we", "us") operates a property-matching service: you save search filters (location, price, property type), and we notify you when a listing matches. This policy covers data handled by our web app and by our messaging bots on Telegram and WhatsApp.
Information we collect
- Account data — name, email or phone number, and login credentials.
- Saved filters — the search criteria you create, so we can match new listings against them.
- Messaging identifiers — your Telegram chat ID or WhatsApp phone number, used only to deliver messages you've asked for.
- Message content — text you send our bots (e.g. support requests, commands, replies to notifications), so we can respond and route your request correctly.
- Delivery metadata — timestamps and status of notifications sent to you, used to avoid duplicate or missed messages.
How we use your information
- Matching new or updated listings against your saved filters.
- Sending you digest notifications and price-change alerts through your chosen channel.
- Responding to support requests and onboarding messages you send our bots.
- Maintaining delivery reliability — e.g. preventing duplicate sends and honoring rate limits set by messaging platforms.
We do not use your data to train third-party AI models, and we do not use our bots for open-ended, general-purpose conversation — messaging is scoped to your account, your filters, and your support requests.
Messaging via WhatsApp and Telegram channel-specific
If you connect WhatsApp, messages are sent through the WhatsApp Business Platform (operated by Meta). We only send free-form messages within the 24-hour window opened by your last message to us, consistent with WhatsApp's messaging rules; outside that window, delivery pauses until you message us again. If you connect Telegram, messages are sent through the Telegram Bot API. You can disconnect either channel at any time from your account settings.
How we share information
We do not sell your personal data. We share it only with infrastructure providers who process it on our behalf under contract — our database and hosting providers, and the messaging platforms (Meta/WhatsApp, Telegram) needed to deliver the notifications you've requested — and never for their own independent marketing use.
Data retention
We retain account and filter data for as long as your account is active. Delivery and message logs are kept only as long as needed for reliability and abuse-prevention purposes, then deleted on a rolling schedule.
Your rights and choices
- Access, correct, or export the data we hold about you.
- Delete your account and associated data.
- Disconnect WhatsApp or Telegram without affecting your web account.

Security
Messages are transmitted over encrypted connections, inbound requests are authenticated before processing, and access to stored data is limited to the systems that need it to operate the service.
Changes to this policy
We'll update the effective date above whenever this policy changes, and post material changes on this page before they take effect.
